The appraisal report is the appraisal report to determine the value of the real estate and to prepare a report as a result of the interpretation and judgment of the location, physical condition, number of floors, transportation conditions, age of the real estate, type of title, nominal properties, building and zoning of the real estate to be purchased.
In Turkey, the appraisal report is prepared by real estate appraisers holding a license from the CMB (Capital Markets Board). For the real estate valuation report, 3 stages must be completed. These;
1- Evaluation of the house (front, location, square meters, green areas, etc. criteria)
2- Examination of the zoning plan, land registry, and all official records
3- Analysis and reporting of information
After the analysis and reporting, the purchase-sale value of the real estate is determined. For this reason, the report containing all the details of the house is of great importance to the seller and the buyer.
IS A REPORT REQUIRED WHEN BUYING A HOME?
The home appraisal report is very necessary for the buyer and seller. Since all the details and features of the house are included in the house appraisal report, they should be carefully looked at. The real estate appraisal report not only determines the value of the house but also ensures that the payment amounts of the property tax and title deed are correct. At the same time, a home appraisal is needed by people who want to get a housing loan. The report is necessary because the banks will provide loans according to the value of the desired house.
